Building a New Construction Home
Often when we speak with folks looking to rent a 3-4 bedroom home in the Disney Area, we can show them several builders who are offering new construction in the same price range.
Although there is always the option of building the home from "dirt" up, but many of the builders are constructing what we like to call "inventory" homes. Inventory homes are already complete or they will be finished in the next few weeks. Inventory homes will have to be purchased "As Is"; meaning, you don't get to pick any of the materials or colors. The benefit to purchasing an inventory home (if you like it) is the pricing is based on what it actually cost to construct not what the builder estimates it may cost to complete a home in the next 6-8 months, which is the normal time to build from "dirt" up in our market.
Another advantage is if the home has sat in inventory for several months you will have a better opportunity to make an offer. Because builders often will not negotiate on their pricing for a to-be-built home due to risk of construction costs rising.
