Purchasing Your Primary Residence In A Vacation Community
What is a Vacation Community? Here in the surrounding areas of Disney World, you will find communities labeled as " Vacation Home Community" or "Short Term Rental Approved" this simply means that community is approved for nightly or weekly rentals mostly for vacationers. This is opposed to communities where short term rentals are not allowed, the lease terms will need to be at least 6-12 months. There are many pros and cons of living in such a community, I will outline the main ones below:
Pros: Many short term rental communities will have resort style amenities, such as a pool, games room, tennis, fitness center and more. Tend to be more maintenance free as Lawn and Landscape is included in the monthly HOA. You will have new neighbors every week(some people consider this a good thing). Most are gated or even guard gated. They tend to be closer to the action, like Dining, shopping and entertainment. Offer flexibility if you ever decide to rent the property.
Cons: These communities will have higher HOA dues. You wont be able to get to know your neighbors as they change each week. Higher traffic volume. Tend to be louder in nature, as families are here on vacation. Communities are located in busier areas.
As you can see, there are many things to consider when purchasing in a vacation community. In my personal experience, I have had many clients purchase and live in these communities, the general consensus is they are pleased, as they were made aware of the pros and cons prior to the purchase.
